Rosbank Dom defined the cities leading by the growth rate of the prices for secondary housing in the Russian Federation

The analysts of Rosbank Dom conducted a research dedicated to the change of the price for secondary housing in Russian cities for the period from June 2018 to June 2019*. The leaders of the rating are Neryungri (+31%), Ust-Ilimsk (+29,4%), Vladivostok (+20,7%),Vyborg (+18,7%) and Bratsk (+17,5%).
Herewith, 8 cities of the Moscow Region entered top-20 of the Russian cities by the growth rate of the prices for secondary housing: Odintsovo (+17%), Krasnogorsk (+16,6%), Dolgoprudny (+15,5%), Vidnoye (+14,8%), Aprelevka (+14,8%), Kotelniki (+14,6%), Lyubertsy (+14,6%) and Zheleznodorozhny (+14,3%).
As a result, in June of this year, Krasnogorsk is the 2nd (+1 position in comparison with June 2018) and Odintsovo rose to the 3rd position (+2 positions in comparison with June 2018).
In Moscow average price increased by 9,1% in a year and in June 2019 it was 212,5 thousand rubles per sq.m.
According to the data for the first five months of this year, the mortgage market of the Moscow Region increased by 1,9% in comparison with the same period of 2018 that is better than the total result for the Russian Federation (-1,9%
Average size of a mortgage loan in the Moscow Region in May 2019 increased up to 3,3 million rubles (+11,1% for May 2018).
The share of loans that were given on the pledge of the right in action according to an equity partnership agreement in the first five months of 2019 is 32,6% (34,6% for the same period of the last year).
In 2018 the price growth on the housing market became a tendency for the majority of Russian cities. It can be explained by the realization of a delayed demand in the conditions of record low interest rates and the anticipation of the price growth on the eve of the shift to the project financing of developers.
However, the increase of an average price for housing happened not only due to the factual change of the price for the specific objects but also due to the exit of low-budget objects of mass demand from the market.
In the 2nd half of 2019, the tendency for the price growth will remain. Its influence on the mortgage market will be partly compensated by the reduction of interest rates for housing loans.
